You are in the market to buy a home but when
the right one comes along, are you prepared to make an offer?
Your real estate professional knows what you are
looking for in a house and will do the research to show you homes
that fit your criteria. "If the property is worth visiting, it's worth
serious consideration from an offer point of view." writes P.J. Wade of Realty
Times. So you need to be ready to make an offer, even if this is the very
first house you've seen.
Wade offers these tips for being prepared to make an
offer and avoid delays:

Financing: Make sure you have been pre-approved.

Advisors: Arrange with your friends or family to "come immediately" if you want
their advice.

Experience It: Don't
be shy! "Take as long as possible to get
to know a property since you may not be back until the day you move in." offers
Wade. Walk the whole house, every room and all outdoor areas. Look out windows
to see who can look in. Open every closet, cabinet and built-in.

Your Stuff: Measure your big furnishings ahead
of time to make sure they will fit.

Get to Know the Area: "No property is an island,"
says Wade. "Drive and walk the block and neighborhood to see what positives and
negatives exist."

Get the Details:
Establish upfront with your agent what cost details you want to know before
you make an offer. "Costs, including utility
records, condominium fees, increase history, and property taxes." suggests Wade.
"Copies of receipts and permits for major renovations and repairs are essential
to ensure quality of workmanship and insurability. If you intend to operate a
home-based business, the agent will know what zoning bylaw is relevant."

Be Realistic: "Take a reality check and stop looking for your dream home," says Wade.
You will deal with disappointments and compromises. "If the house has been
made-over or staged, a multitude of unpleasant realities may be waiting below a
coat of paint." warns Wade. "Get excited
about ownership, but stick to your budget."
Pack a "property viewing kit" that you
take with you to all viewings. Make sure
you bring a camera, a tape measure (and measurements of your big furniture) and
something to take notes on, as well as a copy of the listing where you can note
what you want to include in the offer.
