Thing #1- Choose the target market your passionate about and become the absolute expert

Hi, I am Michael Russer otherwise known as Mr. Internet and I have been speaking all over North American, in fact the world in the 2007 and I know there has been a lot of change and challenge in a market, but I want to tell you something, 2008 is going to be the year of opportunities, because while everybody else is going to hurdle in the corner and the struggling up into pedal position. This is an opportunity for you to stand out and the way you stand out is certainly by not being like everybody else. The key to standing out is to choose the target market your passionate about and become the absolute expert of their target markets.

Thing #2- Learn Geek Speak and quit trying to control people

Another strategy also is to learn a language of the internet in power consumers. You have been taught to work with people faced to face and on the phone and you are very good at that. If you try to apply those kinds of principles online, you in fact, going to push them away. So, the point here is that learns the language, learn the fact that these people that you can see, you cant shake their hands, you cant look them in the eye, can here the sound of their voice? Well, you can actually turn things around, so that they develop a strong relationship with you, if you speak their language and that language means simply acknowledging that they are in control, not you that they want information and that they need to trust you, and understand that you have the skills necessary to get the job done.

You do that and you are going to find that instead of being a big pain with all these online leased, you are going to be a youth source of new business for 2008.

Anne Randolph: Well, you are welcome.

BrokerIPTV : Real Estate and the internet. Can you ever do real estate, the old fashion way again?

Anne Randolph: Well, first of all we have that the fine old fashioned. The reality is I think that - I use this example frequently. I ask people when do you think, the consumer started really getting control of the information about listings, it was definitely not with the internet, it was when baby boomers like myself would beg last week's MLS book, from their agent, when the agent wasn't suppose to share with them, so that they could look themselves. I mean that's just the nature of the consumer. They want to able to look themselves, so I think while the information is now flowing directly to the consumer and they can access it fully, it has not impacted the number of people, who want to use an agent. We are still saying a well in excesses of 70%, who absolutely will use an agent.

BrokerIPTV : Today we are talking with Barbara Lambert, CEO of the Denver Board of Realtors. Welcome, thanks for being with us, nice to have you.

Barbara Lambert: Thank you.

BrokerIPTV : One of the things you doing. I did not realizes until I actually got into the business to get started is that you work for us. I mean you protect realtor's rights, you lobby and you are involved in legislation. So, tell what are really some hot button issues I should know about here?

Barbara Lambert: Well, I glad that you recognized as your trade association, we do help you in protecting you and your ability not only to earn of living, but to practice your trade in a very non-litigious environment and so we do a great deal of lobbying not only at the national level, but at the state and local level. In that pursuit, zoning issues, sign ordinances, contract issues and things. I think we do an excellent job of protecting your rights.

BrokerIPTV : What is the deep DBR stand, do they have a position on things like contract changes or the fact that we have got new seller property disclosures and we are having to a water addendum now and things of that nature?

Barbara Lambert: Well, I know it is seems a very owner. I can I here people talk about, when the contract was one page, but today the contract is many pages and the best part of that, those individuals who are drafting those contracts are part of the real estate commission in the forms group and those people are long realtors, practicing real estate attorneys, people who are looking out for your best interest. To create an environment again whereby you can do business and the consumer is also protected through this process.

BrokerIPTV : How do you feel about the change in the foreclosure law coming down in 2008?

Barbara Lambert: Well, the changes in the foreclosure laws obviously, the Presidents announcement yesterday and his efforts to help the consumer, but I think more importantly, related to foreclosure issues. The realtor organization in the state of Colorado, has contributed almost $100,000 to the foreclosure hotline and in a meeting just the other day, I learned that of the five every four people who call, that hotline, get the kind of help they need to prevent a foreclosure on their home. Those are startling statics when more than 80,000 people have calls that hotline. So, I think that a lot of good things to been done, not only by your association, but I think by the government both at the state and local level.

BrokerIPTV : Finally, People I should know in resources I should know at the Denver Board?

Barbara Lambert: Well I would say that anyone you call at the Denver Board can help you. I work with the phenomenal group of people. Those colleagues that I have under my employment are there to serve you and help you get the answers that you need to your questions and we have a phenomenal Board of Directors that lead our organization and I think removing forward and doing some very wonderful thing that benefit our members.

Barbara Lambert: Thank you.

BrokerIPTV : Glad to have you hear. I think you guys do a terrific job with you education process. I mean I am peppered with information about a classers or a speaker, I can go and see. Well done for you. What's the response from agents?

Barbara Lambert: Well, thank you for the complement, first of all, we are pleased that you do read our emails and our flyers, the responses has been terrific, I think because you are realtors and you are extremely busy. Where has to broadcasting email to you, using technology is the quickest way to get on message out and people take the advantage of our education.

BrokerIPTV : And it works. Tell me about some courses that are really popular?

Barbara Lambert: Well I think the course that are most popular always about, the new contract issues, couple have been a fairs type issues, alerting legal issues and then the of course our designation courses, this CRS, the CRB, the GRI courses.

BrokerIPTV : How about the most requested speakers, some guy that comes in year after year, they blows every body away?

Barbara Lambert: I think metro wide everyone loves all Oliver Frascona.

BrokerIPTV : Yes, they do.

Barbara Lambert: He annotates them, he educates them and he annotates them, so he is one of the more popular one.

BrokerIPTV : I mean if you got to figure out, what changes there are in the contract, you want all of a explaining it to you?

Barbara Lambert: Absolutely and his associate, Jonathan Goodman too.

BrokerIPTV : Yeah, they both really really good. Schedule of classes and how I sigh up and how can again use it, is it seamless, is it easy, how do I do it?

Barbara Lambert: Well I think we make it easy as possible, not only to a broad casting news, can you respond to us, but also one of our website and with our flyers and we have so many members who are in and out of our building. They take advantage of registering, while they are there.

BrokerIPTV : That's why I am going to ask you, what is the total membership in Denver now?

Barbara Lambert: About 3800.

BrokerIPTV : About 3800, a board, "wow" Denver Board members. Now how many you think take advantage of you have to offer?

Barbara Lambert: I would say over the course of the year, probably a third of those members coming in.

BrokerIPTV : Really?

Barbara Lambert: Hmm...hmm.

BrokerIPTV : Number one thing that the agents do not about the education program and process.

Barbara Lambert: I think they some times get so busy, representing buyers and sellers, that I forgot that education professionalizes them even more and helps them to better server their buyers and seller. So if we could get that message out that taking two, three hours out of your week, to professionalize yourself, we will make you a better realtor.
