Marketing guru Charlie Nicks-internet marketing has got to be part of your program

BrokerIPTV: Today we are talking with Charlie Nicks the creative director for Tomlin/Nicks/Wells and Townsend Advertising. Charlie, welcome to the show [Voice cross over]. Glad to have you here. Tell me about your agency, what you do?

 

Charlie Nicks: Well, we were primarily with the real estate industry at the broker level. Now, as of recent, just this year we have gone completely to all Internet marketing and advertising work. So, we have eliminated all of our print stuff, all our radio stuff, all our retail packages and so forth and working completely on Internet and kind of specialty Internet stuff, so. <watch video>

 

BrokerIPTV: You, that is because you believe that strongly and that's where realtor's should be or because the print, radio stuff isn't working anymore?

 

Charlie Nicks: Boy! That's a good question. It was not in your list. I think probably a combination of both and for good reason. The Internet is obviously a place that we all have to be in it and the older agents have got to get this in their brain that right now, whether you want to or whether you don't, you have got to learn the Internet. If you can't send out 5000 emails in the next two hours, you are not ready for, you are not caught up and you have to be. The problem with print and so forth of the different medias is that they have gotten kind of pricey and as the agent, for agents, it is, right now it is a hard time and we need to be watching dollars and so I think the Internet is a more direct [inaudible] option for people, so.

 

BrokerIPTV: So, you say you work at the agent level; that means, an agent is looking for some marketing help, either how to brand themselves, their listing and improve their business and they come to you?

 

Charlie Nicks: Well, I wish we did all that. What we have done at this point is just working personal websites and our sites are marketing websites. I have this belief that people don't, this is very contrary, but people do, you know marketing psychology is like education and so I tend to overdo things, but I don't believe and from our studies and from ACNielsen studies, that people for example go on a website to look at houses and yet that's the very first thing all of us put on our website. I think first they want to get a little acquainted with their agent and so we are moving into more marketing focused, look at the houses after [inaudible] the agent [inaudible] so.

 

BrokerIPTV: It's interesting that you bring that up. My analytics, with my personal website tell me that 80% of the people coming into my site come into my blog first.

 

Charlie Nicks: Yeah. You know that a year ago I would have been astonished by that. Now, I am not that is just because I have gotten more in tune with the blogging and the Web 2.0 and all that. I think that's where we are going. We just started a new thing called myneighborrealestate.com, which is an online real estate community and it is open to anyone and there is no money involved in it, so it is growing more than anything we have ever had grow, just because we are allowing it to.

 

BrokerIPTV: I heard your company inked the deal exclusive with Metro Brokers for their marketing and advertising?

 

Charlie Nicks: What a great company they are. I mean they have the most unpretentious attitude. They are just kind of very Colorado oriented people. Yeah, we are doing, we have put together a recruiting website for them with [Inaudible]. It is not really aggressive in terms of staff, what are you doing and come to work for us[phonetic], but it is an introductory type site and it is up. In fact, those first blasts went out yesterday.

 

BrokerIPTV: Okay.

 

Charlie Nicks: Yeah.

 

BrokerIPTV: Good information.

 

Charlie Nicks: Thank you so much for your time today.

Although technology is great, it is a very poor idea to run your advertising and marketing campaigns strictly through the web! And I am sure that any major marketing and PR firm will tell you that.

Don't get me wrong. Using todays technology and social media networks is great, but the plain and simple truth of the matter is that if you are only focusing your marketing efforts in one area you are leaving money on the table.
