"Whether or not we have multiple offers, is none of your
business." states Bryant Tutas, a REALTOR in
Florida. Looking out for the seller's
best interest is what's important. "As a
listing agent," says Tutas, "it's my job to counsel my sellers and they need to
know that they do not have to disclose multiple offers, (make a) counter offer,
ask for highest and best (offers) or even acknowledge (the) buyers offer.
Bidding
wars may
prevent a potential buyer from even submitting an offer and, by not disclosing
other activity; the seller might lose out on a better offer.
Pre-approved financing puts your offer at the top of the
list. "Send a complete offer," says
Tutas. He doesn't even bring an offer to
his client if it doesn't include proof of financing.
"Always remember who you are working
for." counsels Tutas. "Professional
courtesy does not extend to giving (up) insider information to help you
negotiate a real estate transaction."
