Finding Up-and-Coming Walkable, Arts-Rich Neighborhoods

In this video from BrokerIPTV.com, Zac Nelson from Coldwell Banker discusses up-and-coming, walkable neighborhoods in which the arts districts are flourishing.

Interviewer: Today we're talking with Zac Nelson from Coldwell Banker in the Southeast Metro office. Zac, welcome to the show.

Zac Nelson: And thanks for having me.

Interviewer: Well, we're going to talk about a fun topic, which is up-and-coming neighborhoods and then artsy neighborhoods. Is artsy an okay term to use these days, is that what they...?

Zac Nelson: Sure, that works.

Interviewer: All right. Well, let's talk about up-and-coming neighborhoods. How do you find one of those?

Zac Nelson: Well, first I'd, I actually live in Northwest Denver, in one of these areas just off of Federal Boulevard that's been impacted by art galleries and art districts that have revitalized neighborhoods, and in turn, I also work with buyers who are looking for the same things and I kind of tell them the value of living in these areas not only for the cultural diversity that it brings, but also for the increased property values, which is what we are all looking for in neighborhoods these days.

Interviewer: All right. So, when you say that, you know, what I think of, I think of like, the Highlands...

Zac Nelson: Uh-hum.

Interviewer: You know, I mean that seems to be a very up-and-coming, or has been an up-and-coming neighborhood, for a number of years, am I right about that?

Zac Nelson: Yeah that's one of the neighborhoods. Another one is in Berkeley, which the, where the Tennyson Street Art Walk, First Friday Art Walk is, and that has been pretty popular, as well as the Santa Fe Art Walk, RINO, which is River North, so there are lot of those neighborhoods where, you know, it started with the art galleries and the art districts.

Interviewer: I think I could guess what are some tell-tale signs of an up-and-coming neighborhood, but why don't you tell us?

Zac Nelson: Well again, just to go back with the art galleries, first it starts with the artists coming into the neighborhood, forming these districts and then really a sense of community with the residents of the neighborhood. They support the art galleries. Then there is critical mass of local businesses bringing in outside, or people from other neighborhoods. At the same time there is retail and restaurant development that goes on and then other developers come in and the see improvements with housing and store fronts, and that's really how it kind of how it has gone with these neighborhoods.

Interviewer: So you know, we take some of these 1960s houses and we you know, just go through them and update them and make them a little more hip and a little bit more modern and it starts to become attractive to people.

Zac Nelson: Certainly 1960s and 1916 homes, I mean, we're talking much older, too, and also what we're seeing in some neighborhoods, where the scrape-and-builds, where they are building duplexes and triplexes, so it brings in a different element of modern, kind of modern element to the neighborhood as well.

Interviewer: All right, so when I think of the buyer interested in this particular area, I start thinking like double income, no kids, singles in their 20s, am I right, am I close?

Zac Nelson: Yeah, yeah, you are just about right on. I mean, that seems to be the predominant buyer, some them even have kids. We're seeing more and more kids moving into these neighborhoods just because of the parks, because of what's around there. The neighborhoods have become safer and so that's a big part of it and one thing that a lot of them have in common is that they all want to be close to the core. They want to have those amenities and they want neighborhoods that are very walkable and very bikeable.

Interviewer: Okay. So, you know, they are not fixated on having to drive a distance, you know. They don't want to drive a distance for stuff, they want to be able to walk to their store, their bank, things of that, so it's walkable lifestyle, is that right?

Zac Nelson: Yeah, absolutely, you would be right on.

Interviewer: All right, now how do you assist buyers in these areas?

Zac Nelson: Well you know, assisting them by educating them on, you know, what it means to be up-and-coming in a neighborhood and what exactly they are looking for in an up-and-coming neighborhood, because you know, there's one thing if they want something that's a neighborhood that arrived or if it's neighborhood that they, you know, they have some foresight and vision, then maybe five to seven years down the road it's going to be what they want it to be, and so it's all about the education of that along the way.
