Don't waste your time making another
boring "walk-through" video of your listing. Bernice
Ross, Real Estate Coach says to engage the viewer with a personal story about
the house or the area or even about the family that lived there.
"One agent listed a ranch where the
owners' family had been there for three generations. The elderly sellers
were no longer able to meet the demands of ranching." writes Ross. "The listing agent decided to interview the
seller about what it was like when she was growing up on the property. Her
story was fascinating. The tears in her eyes, however, is what made the video
incredibly compelling."
Stand out from the crowd by making a
video that will be shared by others. "This type of authentic video content
is one of the most powerful ways to market your listings." says Ross.
Each property has something unique
about it, perhaps it's the architecture or the amenities offered in this
particular neighborhood or the community.
Lifestyle is important to younger buyers but instead of just talking
about it...show them! "Go out and walk or ride the trail and take your video
cam." encourages Ross. "Shoot interesting stops on the trail or the favorite
watering holes for the locals once they finish their exercise."
Don't forget: you are marketing
yourself and your business with every video. Make sure it includes a "call
to action" and offers information about you and your services.
Video Testimonials are a great way to
build your online reputation. "While
creating compelling listing videos can help you attract clients," says Ross, "it's
important to remember that video is a powerful tool for potential clients
checking out your online reputation."
And, again, this is a great time for
a little creativity. "For example," offers Ross, "you may be meeting your
first time buyers at their new home to give them their keys. Shooting a video
of them opening the door to the house the first time coupled with a testimonial
is much more compelling than someone just standing in front of a video cam
saying that you did a great job."
Video Marketing is the best way to
promote your business online. A
video is interactive and allows a potential customer to get to know you and
your business. When a consumer is searching
for products and services, 86% of all
searches start online and a video will help you rank higher on the search
engines.
Have your smartphone or portable
video camera available to use whenever possible to capture unique scenes to
add to your videos. Ross says it's not
difficult to create compelling content; "simply focus on finding ways to make
your videos more authentic, unique and fun."
