How to Give Gen X and Gen Y Buyers What They Want

According to Inman News, buyers and sellers can spend as long as 18 months checking out realtors online before they call on them, so how can you keep their interest long enough to actually generate that lead?

A recent study from comScore also found that of the 6.3 million unique visitors to Trulia, 92 out of 100 do NOT visit Realtor.com, pointing to the fact that most of these Gen X and Gen Y buyers are not fortcoming with information about themselves. They choose to remain anonymous until they're ready.

To attract these buyers, a realtor must get into their mindset. Younger buyers aren't looking for realtors based on their expertise. Rather, they prefer to look up information on their own and will research topics a great deal before contacting an agent. Therefore, your website, blog and other social networking sites must all work together to provide rich, thorough information, from market statistics to lifestyle information.

Five tactics you can use to attract these buyers today:

  1. Market Updates: Post real-time data on median list pricings, short sales transactions, REOs and more.
  2. Answers to Client Questions: Having an FAQ of sorts will satisfy some of the clients who are researching you and their desires before they approach you shows that you care about answering their questions, and can answer them.
  3. Challenges Faced by the Buyers: A great way to engage the "I'll find out by myself" Gen X and Gen Y buyers is to discuss actual challenges and how you met them.
  4. Lifestyle Posts: Neighborhood walkability features, restaurants and attractions are hot--make sure to post about the lifestyles of the neighborhoods in which you have listings.
  5. Make it Fun: Viral videos, funny posts, anything that is creative and shows you have a sense of humor can be very appealing to Gen X and Gen Y clients.
