Home sales are exploding in the Denver area but a lack of inventory
is becoming a challenge for buyers and agents alike. The number of homes for
sale in Denver is down 2.5 percent from July 2012, and down 30 percent from
last year.

increasing, as well, in the Denver area.
The Denver housing market
is in better shape than the nation, in general. Denver home
values increased 2.3 percent in the second quarter of 2012. According to
Zillow, median home values in Denver are at $211,300, up from the first quarter
of this year and up 3.5 percent, year over year. Zillow is forecasting Denver home values
will increase by 1.6 percent over the next year.

Condition, Well Priced Homes are in Demand
Good
condition homes have been "dressed up in their Sunday Best". If you want your
home to sell quickly you need to show its best outside and inside. Buyers WILL judge your home by the outside,
and might not take the time to see inside.
Stage
your home to make it appealing to buyers. De-clutter, make sure it's clean and "flows"
well. Make any necessary repairs and
upgrades to modernize it.
Price
it Right: The biggest
obstacle to closing the deal is an unrealistic price. Even if the seller agrees to pay your price,
the appraisal is what matters. If it
doesn't appraise, it will not close.
