Jim Wanzeck on making the switch from manual to electronic lockboxes

BrokerIPTV: Today, we are talking with Jim Wanzeck, the Chairman of the South Metro Denver Board of Realtors and Jim, welcome.

Jim Wanzeck: Thank you.

BrokerIPTV: Thanks for being here. We appreciate that.

Jim Wanzeck: I am looking forward to having this little discussion today.

BrokerIPTV: Well, we are talking about Sentrilock lock boxes.

Jim Wanzeck: Absolutely.

BrokerIPTV: And this is a discussion that has being going on a long time. We are talking about rolling out electronic lock boxes to Denver Metro and some of the surrounding suburbs. Tell me a little about this decision in this discussion?

Jim Wanzeck: Well, lock boxes have been around you know. That is how we access property and technology has changed to the point where electronic lock boxes around the country are widely used. Denver is one of the largest associations that haven't embraced that and we are slow to change and so we are trying to introduce it on a trial basis so that we can get people used to it.

BrokerIPTV: All right. So, what is the upside, what is the downside of making the switch?

Jim Wanzeck: The upside is really better information to our clients. Security is always an issue. We don't sell security from that standpoint, but we know who has been in the house and the one day code allows them to come and access the house and then not have another access to that house unless letting the listing agent know.

BrokerIPTV: Will this eliminate having to call for the showing and get the combination?

Jim Wanzeck: One of the things in Colorado was we have always called all the individual office to access that property. Around the country, you have a smart card that you can just put in and say you have showing hours from 8 to 5 and then you are not calling the office. So, if that is ever embraced in Denver, it would simplify realtor's lives, but it may make the seller a little more cumbersome because you never know when people are coming.

BrokerIPTV: Logistically, how hard is it to make the switch?

Jim Wanzeck: It's really not... the associations will maintain and sell the lock boxes. So, really it is almost seamless. It wouldn't be that difficult, but on the broker's standpoint it is a little bit more difficult because you have got to access the internet and allow that internet to get that lockbox because you don't know that lock box code unless you go to central lock or vendor, their website.
