A reason to negotiate in any deal is to make both parties feel that they got the best deal that they could. If you accept the first offer a person gives you, they will feel uneasy and that they could have done much better, which is probably true. The same mentality is also seen in the real estate market. When people set out to buy a home they dont make an offer on the first house they find, even if it happens to be perfect.
They often feel if they found a house this good, this fast they will surely find a better house right around the corner. However, sometimes that house around the corner simply doesnt come. They were lucky to find that perfect house so fast and didnt realize it. They often end up searching for months, and in some cases years for that perfect home.
Many people selling their homes are just not in that big of a hurry. They want to wait for the market to shift a bit to make the situation a bit more favorable to them before they put their house on the market. If you get lucky and find a home shortly after you start your search, do some quick research about the market and neighborhood and make an offer, because the fact may be that you did indeed get lucky and find your dream home right off the bat.
