Hi. I am Patrick Armbrust, Colorado Real Estate School Director of the Armbrust Real Estate Institute.(Real Estate School) We offer real estate pre-licensing courses in the State of Colorado and I would like to talk to you today about some of the new contract provisions in Colorado. One of the most profound real estate contract changes coming in 2009 is requirement for closing instructions and this is fairly new. When the title companies hold earnest money for the transaction, Colorado real estate law now requires closing instructions to be delivered to the title company at the time of the earnest money and at that time as well, they need an earnest money receipt. Our real estate education courses, pre-licensing or continuing educationare designed specifically to help the Colorado real Estate brokers understand how to be in compliance with this Colorado Real Estate law January 1st, 2009 and thats probably the most profound change coming in the plethora of changes with the new real estate contracts in Colorado.
