IPTV and we are honored today to have Carolyn Andrews from RE/MAX Alliance, and
Carolyn was the individual to have most transactions, award winner of the
million dollar roundtable (The Realtor Roundtable of Excellence Awards) for the Denver Board of Realtors. So, once again
congratulations.
Carolyn Andrews: Thank you.
BrokerIPTV : And why don't we
just start off, once you tell us a little bit about yourself, you have got that
accent, so you must be Australian.
Carolyn Andrews: I was born in England. I moved to the US 28 years ago, and I have been a
broker 25 of those years. <more>
BrokerIPTV : So what did you do prior to real estate then?
Carolyn Andrews: I actually worked for the New York Times in Los Angeles, and when I was in London, I used to work for London Times and
other various newspapers over there.
BrokerIPTV : What really appealed to real estate or to you
as a career in real estate?
Carolyn Andrews: You can set your own hours, that you can be
as successful as you want to be. I think it appeals to entrepreneurial free
spirited people and I think I fitted into that category. I think lastly mostly
I like the vacation schedule, which I didn't get working for corporate America. So, I
can pick my time off and I like to spend time back in Europe and in England with my
family.
BrokerIPTV : Well, let us talk
about your most recent achievement. First of all, how long you have been with
the Denver Board of Realtors?
Carolyn Andrews: 1991.
BrokerIPTV : '91, okay. I think I
was talking to you earlier. You have been in the top 10 before?
Carolyn Andrews: Yes. Last year...
for 2006, I was #7 in most transactions and in 2005, I was #7 also. So, this
year I rose to #1.
BrokerIPTV : Wow! So, they call
that top individual sides. (most transactions by a single agent) So, can you tell us how many sides you really did
complete then?
Carolyn Andrews: I did 195 transactions in 2007.
BrokerIPTV : Wow! That is fantastic and that does include
buyers and sellers?
Carolyn Andrews: Yes.
BrokerIPTV : What would you say your
... you mostly work with buyers, sellers or both?
Carolyn Andrews: Mostly sellers,
90% sellers.
BrokerIPTV : Excellent. So, you
would consider yourself a traditional agent. You are mostly working with
sellers, some buyers. Do you have a niche in that seller market, farming areas?
Carolyn Andrews: Basically, my
niche for the last three or four, maybe even five years, has been in
foreclosure, our real work. So, the majority of our sellers are banks, and that
is who I am mostly working with, especially in the last year or so.
BrokerIPTV : So, can you tell us
how many hours a week you work, not counting your assistants and your husband,
how many hours a week are you working?
Carolyn Andrews: That was a tough one, I think it is... you
always have to pay a price on these things, I think it is between 60 and 65
hours a week, maybe more. I work from home, so I have the ability that I could...
if I cannot sleep at night, I can get up and work a little, work in the
evenings and early mornings. There is
certainly a price that you pay to do this much business.
BrokerIPTV : Absolutely.
So, let me ask you that thing. Considering the average Denver broker is doing under three
transactions a year, what is that you can attribute to your success. I mean
what is the single factor... personality, trait or what does it take?
Carolyn Andrews: I think I am prepared to work very hard and
to seek out contacts. When everyone around me was still enjoying the resale
market, I was seeking out banks, getting on airplanes, going to meet with them,
and putting my face in front of them because I knew the market was going to
turn and I wanted to be the one they called when it did. So, I think I got in
before a lot of other people did, but you are still as good as your last deal.
You have to maintain certainly the level.
BrokerIPTV : Oh, absolutely.
Carolyn Andrews: With any seller,
so nothing comes easy.
BrokerIPTV : So, doing 195
transactions... how do you keep your sanity? How do you stay sane? How do you have a balanced life?
Carolyn Andrews: Well, that is always a challenge. I have a
wonderful husband who is incredibly supportive. Rick has been with me 18 years
and he has been very tolerant of this crazy business that we are in and he
understands it. He is a licensed broker himself, so he does understand the
market. His support, my family's
support, my friends, the realtors I am around... I have surrounded myself with
some very good people and they keep me up and they keep me balanced and on
track and make sure I take time off and try and make sure I exercise, and do
the things I enjoy doing.
BrokerIPTV : Wow! Great. Well,
once again congratulations. It has been a pleasure talking with you.
