It doesn't matter if you are a first time buyer or
have bought many homes before. It boils down to this... you want to get a good deal on your dream home.
"You're excited," says P.J.
Wade for Realty Times, "but are you really prepared to recognize the best
deal when you see it?"
Wade offers these tips:
Don't be fooled by glitz and glamour. The furnishings or the decorating may be
wonderful, but are they distracting you from any problems? "You're not there to
give the owners a thumbs-up or down on their color scheme. The best buy may be
a poorly decorated or out-dated home with great bones." writes Wade.
Contrarily, look beyond
an untidy or not-so-sweet smelling house. "You're not the tidy police." says
Wade. "If the level of housekeeping and
cleanup is below your standards, suck it up. Look carefully to separate dirt
from damage. If a power clean and a coat of paint would transform the place,
what's that worth to you?"
This is where a good real estate agent comes in. "Buyer agents are expert at both assessment
and observation since they are legally and financially bound to make sure
buyers they represent understand what they are buying." states Wade. Ask a lot
of questions and have your agent point out what they see as the positive and
negative aspects of the house.
And then be ready to make an offer if you are sure this is the right home for you.
