We all know that making improvements to our homes increases the property and resale value, but sometimes we make improvements and build additions to simply improve our own quality of living. The problem with some additions is that they can increase the square footage, which in turn increases our property taxes. Of course, no one likes such a drastic increase to their property tax payments, so there are some people, in some cases, who build additions and simply forget to inform the city about it and fail to obtain a permit for the construction. Is this a good idea? The question becomes, to permit or not to permit?
The backlash is that many of us plan to sell our homes, either now or later, and not having permits on improvements can cause problems when it comes time to sell. Even if you dont plan to sell your home, sometimes life gets in the way and for one reason or another you have to sell. Dont ya just hate that everything we do seems to come around and catch up with us?
There seems to be only a limited number of choices when it comes to un-permitted construction on homes. The first one is to never sell your home and live there forever; the other is to sell your home as is. There is a lot involved in that, and it may not work out very well for you, especially if you bought your home at the height of the market. The other is to come clean with the city, pay the fines, and get on with the sell of your house.
We all like to cut corners and save a buck, but it really pays to think about this a bit further before you jump into a situation that may very well come back to bite you latter. Saving a little trouble and saving a few bucks now may not be worth the trouble you encounter later. Food for thought.
