Interviewer: We are talking with Chris Hotz today from Value Builders Principal and Founder and Chris I love your company. It is a really unique premise. Tell me about it?
Chris Hotz: Well what we do at value builders is where they are leading shared profit renovation service provider and what that means is we use our money to remodel other peoples houses. Once their house is remodeled we stage it. We put furniture and art work to make it look like a shell home. And when the property sells we share in the up side with the owners.
Interviewer: So you have taken evaluation of what the house is before and evaluation after you are done and some where there is the net profit that you share?
Chris Hotz: Exactly.
Interviewer: All right. The other thing is do the people have to be out of the house or can I still be living in it?
Chris Hotz: No, they have to be out of the house. They have to be out of house during the renovation and after while its being marketed. We found thats not a big issue from most people when they see how much more money they can make on their property.
Interviewer: What about the climate of the current market? How has that affected what you do?
Chris Hotz: We started this program in 2004 when the real estate market was already starting this often. And we have seen high demand for us service. So in this climate we think we give people a leg up, and give them an opportunity to sell their house where they can stand out versus the other competition in the market. We are actually more interested to see what happens when we get back to a hot real estate market. Because right now peoples homes are sitting for long time, they are weighing their options, they dont want to dump their property and value builders ends up being a good solution for many of those sellers.
Interviewer: I was going to ask you if you got a lot of inventory on the market, you got a bit of a soft market, a bit of a down turn. Is that a good thing or a bad thing for people like you looking for opportunities?
Chris Hotz: For us it is a good thing. And clearly they know the more inventory thats out there, the more prospective customers, we find that even in a soft market good properties still sell.
Interviewer: How about people who are thinking about investing real estate. I mean would you say thats still a good better or they better put in their money some place else these days because real-estate is just a risky?
Interviewer: Oh, is that a hard question. It is for people that have the knowledge and experience and know how to invest. Warren Buffet always says
