He is a realtors and investor and Kevin can you give me a profile of what an investor looks like? ckessy: Thats a tough one. They come in all shapes and sizes in financial situations. I personally work with any one thats from say a first time investor that they manage to save $20,000 and they want to make it work for them up to people who buy five, six eight houses a year from me. But typically if somebody thats not happy with the typical investment returns that were seen out there in the markets. They are losing money in their retirement funds, they dont like the volatility of the Stock market and they have got a little bit of money and they want to go turn in to something better and they know about the advantages of investing in real estate with leverage and all the other advantages and it sounds like a good deal of them. TV : Lets say I am a realtor I want to get in to this niche market so to speak. What type of investment properties should I be looking forward for my clients? ckessy : By far the easiest is just do single family homes when you are first starting out. I stay away from condos and town houses not that you cant get good deals in those, but everyone knows we have a huge supply on the market and so something happened to your investor they had to punch out and sell that town house or condo, they would probably get stuck with it for quite a while. Plus most of us have bought and sold their own homes, as realtors we have done multiple deals we understand single family homes and for those small investor there is no barrier to entry and at something that they can work with and understand and make a good, build some good wealth with it. TV : Are builders a good source to go after for investment property? ckessy: They can be. It depends on the time a year.
