We all know that there are many uncertainties when buying a home, from financing to credit to cash, but what about the issues with the house itself? There are many things you can not find during a home inspection. If youre not careful, you may miss big things like a leaky roof, a faulty sprinkler system, or even an unstable foundation. The list goes on of the possible things that can cause you a problem down the road.

Even the things that seem like they're in good shape now can fall apart right after you close on the house. Isnt that always the case, what you buy breaks right after the warranty expires, go figure! It pays to take your time when inspecting a home youre thinking about purchasing. Even if you are going to buy the home with the defects, it helps to know what those defects are so you can be prepared for them when the time comes to make the repairs.

The one issue that always comes up and surprises homebuyers and the one that everyone agrees that it is the main issue to watch out for is the sewage system. These pipes are sometimes located at great depths, where we cant see them. The problems can be 16 feet below grade. Even a tree root can grow and break into one of these deep seeded pipes and cause major problems. Imagine renting a crew with a backhoe excavating your yard, all the way down to the street. Not a pretty sight!

The price range for plumbers and inspectors to perform a sewer scoping is around $99 to $249. Compared to the price of the excavation you may need later, its a great price, and any smart potential homebuyer would be happy to pay for such a service.
