AgentGenius' Lesley Lambert set out to use Twitter, as many real estate professionals do, and found out she was following the wrong people: other realtors.
Instead, she realized she needed to be finding and connecting with prospective buyers and sellers through the popular social media microblogging service, which has more than 14 million users in the U.S.
To find these buyers and sellers, there are a lot of different Twitter search tools available, but Lambert concentrated and seemed to find the most success using four:
- Twitter Local, which runs real-time Tweets based on your own set criteria;
- Hashtags, topics and locations that are noted by fellow Twitterers, marked with a #, can help you find locals and people who have particular interests;
- TweetDeck, a management tool that makes it easier to follow your Twitter updates and more, has a great search function to find others; and
- Twitter Lists, a somewhat newer feature on Twitter, you can set up lists or look at others' lists to find other worthy Twitter users to follow.
Once you have found and started following others, it's time to engage them. Don't use Twitter as a hard sales tool--it's more about interaction and customer service, connecting and finding ways to help people once you've gotten to know them. You can also hold offline events, or Tweetups, to host open houses and networking events that will help you generate even more visibility and hard leads.
