Zac Nelson on Top Ideas for Increasing Agent Productivity

Zac Nelson from Coldwell Banker gives tips for how to maximize agent productivity in this video from BrokerIPTV.com.

Interviewer: Today we're talking with Zac Nelson from Coldwell Banker, in the DTC office. Welcome to the show.

Zac Nelson: Dan, thanks for having me.

Interviewer: Today we're going to talk about technology and being more productive in this segment and just give me an idea of some of the things or tips that you do to increase your productivity.

Zac Nelson: Well, one of my favorite tools are the email drip campaigns and using PrimeAccess, we are able to set up email drip campaigns to our clients, sending new properties to them whether it be, on a daily, weekly or a monthly basis. I always make sure to cc myself on those, so I know exactly what's being sent out and I can keep a pulse on what my clients are seeing.

Interviewer: And what results have you had using PrimeAccess in this prospect feature?

Zac Nelson: I have actually had couple of sales that have resulted from this. The most recent saw the property, both the buyer and myself saw it one day, the next day we went out and looked at it, wrote an offer on it, the next, actually, I just closed on it yesterday, so it's extremely valuable it makes us look really good.

Interviewer: And it's nice when the system starts doing the work for you and you didn't have to actually go out and search for it every day.

Zac Nelson: Yeah, and it makes us look like we are searching every day, so it's an excellent tool.

Interviewer: All right. What other tools do you like in PrimeAccess and in with the MLS?

Zac Nelson: Another one that I am a fan of is the mapping function and that's, it's something that really allows you to pin point a particular area, you can, no matter what data you put in, you are able to find exactly what you are looking for in the area that you are looking for, so you don't miss anything.

Interviewer: Yeah I have kind of stopped using subdivisions and subareas...

Zac Nelson: So have I.

Interviewer: I just take the map and I say, okay I want to see everything in this square, you know.

Zac Nelson: Yeah.

Interviewer: It's really great, a great feature. How about statistics to support your price recommendations?

Zac Nelson: Well with PrimeAccess CMA, we're able to get a lot of reports, generate a lot of reports, has excellent information details. I'm a numbers-oriented person and so it really helps with those buyers and sellers who are as well. They can, you know, it really breaks things down nicely.

Interviewer: One of the things I like to use is the statistics page and then send them a copy of that so that they can see that, hey homes in this neighborhood are selling at about 97% of their asking price, things like that. Do you use some of the same?

Zac Nelson: Yes, I do and it also shows absorption rates, so they can kind of see how long is it going to take my house to sell if nothing else comes on the market, you know, from this point forward.

Interviewer: What about marketing effort? What kinds of things are you doing or advice you can give about getting your listings noticed?

Zac Nelson: Well in today's online world I think it's absolutely crucial the minimum that we have photos for all of our listings and in some cases, videos as well. According to NAR, 87% of home buyers and sellers are going online. I think most of us know the stats are something close to it. Most people do have digital cameras. You can go out and take pictures of your listings and post them there. One thing that my team does, we hire a professional photographer and sometimes a videographer to do that. Now, there is cost associated, but it's something that really makes you stand out from the competition.

Interviewer: All right, how about any other advice you have for brokers who are trying to increase their productivity?

Zac Nelson: Well, I think what Metrolist recently did with the flat fee has been huge for myself and I'm sure many, many other realtors in the Denver area. It allows us to spend more time on there and get to know some of the features that Metrolist now and PrimeAccess offers. Whereas before, you know, we get online, you hurry up and get done and log off, but now you can take the time and really take advantage of all that Metrolist has to offer.
